End-of-tenancy cleaning.

A defined cleaning scope for an empty property before handover.

Start with an empty-space brief.

Discuss which rooms are included, the accessible surfaces and the condition of the space. Make clear whether cupboards and appliances are empty and which separate tasks the provider is being asked to assess.

The term end-of-tenancy does not describe one universal package. A real provider must define its own proposed work and exclusions. This template supplies no inspection outcome, landlord approval or deposit-return guarantee.

Sample inclusions and exclusions.

Items to discuss for inclusion

  • Accessible kitchen surfaces, sink and cupboard exteriors.
  • Empty cupboard interiors only where specifically agreed.
  • Agreed bathroom fixtures, mirrors and reachable ledges.
  • Accessible room surfaces, doors and agreed floor-care areas.
  • A written room list with the provider’s own completion arrangements.

Separate or excluded from this example

  • Oven or other appliance interiors unless separately agreed.
  • Specialist carpet, upholstery or high-access work.
  • Waste clearance, moving possessions, repairs or decorating.
  • Hazardous materials or specialist-condition treatment.
  • Any guarantee about an inspection, claim or deposit.

Questions before the estimate.

Ask what must be removed or cleared, whether the agreed utilities and working conditions will be available, and which tasks the provider needs to assess separately. Confirm practical arrangements directly rather than submitting access information here.

Make separate work visible.

Identify appliance work, additional rooms and specialist services individually. Ask how a change in the property’s condition or agreed tasks affects the proposed estimate and timetable.

Keep handover and cleaning distinct.

A cleaning scope describes the proposed tasks. Any property inspection or handover decision belongs to the relevant parties and is not controlled or guaranteed by this demonstration.

This is a sample service scope, not a quotation, tenancy document, confirmed appointment or promise of deposit recovery.
